Inspection prices are determined by things such as the homes age, square footage, number of floors, basement or crawlspace, decks etc.. Most of these details are available online and can be found just by searching the home address. Text me the address and the time frame desired and I will send you a quote along with my availability.

Mold is in the air all around us, some of us are more sensitive than others. Sensitive or not, moisture can hazardous for home and health. Moisture/Humidity control are key. My basic home inspection includes a cursory visual inspection for mold and conditions likely to produce mold growth. Air samples taken for lab analysis can be added starting at additional $275.00 The lab requires 2 samples minimum to compare, 1 Outside, 1 Inside. Each additional $40.00. Results in as little as 24-48 hours.
A home inspection is a non-invasive, visual examination of the accessible areas of a residential property. I will be checking the Roof, Exterior, Electrical, HVAC, Plumbing, Structure, Attic, Crawlspace, Basement, Foundation etc.. Home Inspections are extensive BUT limited in scope and described in the InterNACHI Standards of Practice, available by visiting the following link; https://www.nachi.org/sop.htm Please read the Standards of Practice so you understand what we inspect and do not inspect. Often, time is very limited once you find a home, a lot must be done. If you read the SOP you will see the home inspection covers a great deal. A typical 3/2 home takes a few hours to inspect. It is best if the home is vacant during my inspection so I do not get distracted! However, I encourage you to meet me at the end to go over my findings and give you a chance to ask any questions. *Thermal Imaging (or Infrared Thermography) is another tool I use to help find problems. I suspected a leak from the decks ledger board installation so I used my thermal to check. At first glance the ceiling looked fine, but thermal camera revealed moisture (blue area). This can lead to mold growth and worse.
Your home is probably going to be the biggest investment you ever make. Choosing a good home inspector is very important. But although intentions may be good, no inspector can promise to find every problem in a home. When you find your home you usually don't have much time before closing, therefore we offer Continuous Radon Monitoring. Our high tech equipment is the latest on the market. Test is done by sampling the indoor air through a passive diffusion chamber, using alpha spectrometry to precisely calculate the radon level. Radon is detected using silicon photodiodes to both count and measure the energy of alpha particles resulting from the decay chain of radon gas. This is much more reliable, accurate and faster than the popular charcoal test method. Also, there is no mailing it to the lab and waiting on results! Prices for testing are based on distance I have to drive to deliver and recover the equipment. If I do your home inspection I will include the radon testing for an additional $185.00, provided you are within 20 miles of Auburn Georgia.
